SPECIFICATIONS

 

 

I.                   FOUNDATION SYSTEM:

 

A.     Poured Concrete

3,000 PSI Poured Concrete

10” thick building foundation walls

4” thick basement and garage floor placed over 6 ml polyethylene vapor barrier

20” wide x 10” deep continuous foundation wall footings

B.     Drainage

Walls water-proofed up to finished grade, perimeter drain where applicable.

 

II.                FRAMING SYSTEMS AND EXTERIOR FINISH:

 

      A.  Vertical Framing

2” x 6” exterior wall wood studs @ 16” on center and/or equal

2” x 4” interior wall wood studs @ 16” on center and/or equal

2” x 6” Treated wood sill plate with sill seal @ foundation walls

7/16” thick OSB wall sheathing

 

B.     Horizontal Framing:

2” x 8”/ 2” x10” (per plan) wood floor joists or pre-engineered alternates per Building Code and plans.

¾” tongue-and-groove Advantech  or OSB subfloor nailed and glued to floor joists with construction adhesive and/or equal.

 

C.     Exterior Finish:

“Certainteed” Vinyl  siding, approximately 4” to the weather and or equal

Aluminum trim for all fascia boards and/or equal

30-year Owen Corning, architectural roof shingle with ice barrier at roof eaves and valleys, front porch and cheek walls

Vented soffit and vented ridge cap as required

Caulking and flashing as required

      Front porches receive maintenance free side rail and decorative post

 

D.    Deck:

10 X 12 deck for walk-out units off of Living Room constructed of pressure treated frame and Profection decking

No maintenance vinyl handrails on walkout units

 

E.     Garage Door:

9 x7 Garage door with transom on Essex

16 x7 Garage door with transom on Lincoln & Dover

Both with automatic openers

 

III.             DOORS AND WINDOWS:

 

Windows are to be ¾” double-hung, Low-E insulated glass, tilt-in, vinyl (Vicon or equal)

Units with full screens and decorative grilles between glazing for easy

tilt-wash cleaning.

Vinyl double-glazed, insulated tempered glass sliding patio door

Front door and garage door to be insulated steel, front door with two lights

Schlage series locksets on exterior doors, deadbolt for front door

 

IV.              PLUMBING

 

A.  Systems

Type “L” copper water supply lines or equivalent

      PVC drainage piping

40 gallon gas hot water heater

      Dryer vented to exterior

Badger 1/3hp garbage disposal or equivalent

 

B.     Plumbing Fixtures:

Kohler or equivalent fixtures throughout

1.6 gallon, white porcelain elongated toilets

5’ tub/shower or 4’ shower standard in each full bath

 

C.     Bath Finishes:

All bathroom vanities to be white or oak, fixtures to be chrome

Mirror in all baths

Bathroom accessories (per bath) towel bars (1) and toilet paper holders to be chrome finished

 

V.                 ELECTRICAL SYSTEM:

A.  Systems:

200 AMP electric service

All switch and receptacle cover plates are white

Interior electrical outlets and switches per Massachusetts electrical code.

3 Cat Ve telephone outlets (Wachusett & Merrimac -2)

3 Cable TV outlets (Wachusett & Merrimac– 2)

Exhaust fan/lights in all baths (90 CFM)

2 Exterior lights 1 front, 1 rear

3 Exterior GFCI outlets – l front, 1 rear, 1 garage

 

B.     Light Fixtures:

Five recessed lights in kitchen, ceiling mounted junction box in breakfast nook and dining room

Bedrooms, halls, walk in closets and loft receive standard ceiling fixtures

Baths receive standard fixture and fan/light combo

 

VI.              HEATING SYSTEM:

 

Gas forced hot air heating and central air conditioning with Air-Bear Filter

(Janitrol-92% efficiency)

 

VII.           INTERIOR FINISH

 

      A.  Fiberglass Insulation:           

R-19 with vapor barrier in all exterior walls

R-19 Kraft Fiberglass bath in first floor joist space (between basement and first floor)

R-30 in attic ceiling

 

     B.   Standard Flooring Specifications:

Carpet:            Choice from standard selections with 6# padding

Ceramic Tile: Choice from standard selections

 

     C.   Standard Floor Schedule:

All closets – unpainted plaster with textured finish

Plaster with textured finish - painted

3 ½” colonial wood casing for all interior door and windows

 5 ¼” Colonial speed base throughout

Six panel masonite, colonial style interior doors

Brass-plated finished (locksets, latchsets, hinges) F Series Schalge and/or equal.  Privacy knobs on baths and Master Bedroom

All trim and doors to receive one (1) coat of primer and one (1) coat of semi gloss white latex paint (Sherwin Williams)

Two piece crown molding in Dining Room of Lincoln and Dover

Note: No trim included for garage or basement

                        Attic: Pull down in Wachusett and Merrimac with attic storage (4 sheets 4x8 1/2” OSB)

 

VIII.        KITCHEN AND BATH CABINETS:

 

Market Place by Bertch- kitchen cabinets – white thermofoil or oak raised panel (choice of door styles)

Formica kitchen countertops & backsplashes

Baths:   Cultured Marble (choice of four colors)
